Barr Laboratories
Relocation of the company's administrative operations from Blauvelt, New York to Woodcliff Lake, New Jersey into 90,000 sq. ft. of renovated facilities. Firm members arranged for $2 million of incentives with the State of New Jersey BEIP (Business Employment Incentives Program) grant.
Federal Express - New York City Reconstruction of a building at 49th Street and 11th Avenue by the Rockrose Corporation. 218,000 square foot, or 58% of the building was for the primary shipping facility for Federal Express in New York City, involving both a relocation from another New York location and an expansion of operations. Firm members arranged for a $12 million incentives package through the New York City IDA.
Gelmart Renovation of a 140,000 square foot facility in College Point, Queens, for use as the company's main manufacturing and distribution facility in the U.S. Previously the operations were located in New Jersey and the project offered a rare example of a manufacturing operation relocating from New Jersey to New York City. Firm members arranged for $1.3 million in Industrial Development Agency grants and $3.0 million in REAP tax credits.
Kaufman Astoria Studios Development of a new 30,000 square foot production facility, including a 15,000 square foot stage, on a site across the street from the historic primary studio. Firm members arranged for $11 million in grants and loans from the City and State, and helped renegotiate the ground lease terms (from the City) on the primary studio.
Pearson Education Development of a new 45,000 square foot distribution faculty in Cranbury, New Jersey, to house operations relocated from Rockland County, New York. Firm members arranged for $3.2 million sales tax benefits and BEIP financing of 80% of payroll through the New Jersey Economic Development Agency.
Storage Post Construction of a new 100,000 square foot self-storage facility by Bronx Self Storage, consisting of two 50,000 single level storage buildings on pads adjacent to the Harlem River. Firm members handled the acquisition of the site and, financing and ICIP benefits, and, because of the unique location of the site, handled, along with Langan Engineering, US Army Corps of Engineers and NY State DEC permits, as well as building permits.
